April 2007.

garden nursery car park          Check in ‘appeals – agriculture’ and ‘car parks’ to see if any answer your query.

Original dwelling.        This is a difficult query to answer.  Generally speaking, the total amount of enlargement of the original dwelling should normally be less than 40 or 50% for it to be regarded as not disproportionate (PPG2 paragraph 3.6).  Equally a replacement dwelling should not be materially larger than the one it replaces.  The question is this – is there a time limit as to how far back you go in time when you are considering the extensions made over the years?  There is nothing in Green Belt policy on this.

Biodiesel plant    We are not aware of any issue.

Nazeing.            A village in Essex, north of London.  We are not aware of any issue here.

Nettlestead.          Near Maidstone, Kent.  We are not aware of why this query was made.

Polytunnel appeals.        We shall be adding an item on this in the appeals section – agriculture.

Barker.            Kate Barker issued a Treasury Report in December. Read the comments of LGBC by clicking here. 

Plots                Click here for the latest information.  This could refer to the purchase of land by companies, particularly Green Belt land, then they divide it up into smaller plots which they sell off to people who think that planning permission may be given for housing on the land.  Be warned.  Let the buyer beware.  The chance of Green Belt land being given permission for housing is very, very remote.  You could be paying well over the true price of the land.

Tewin                A village between Welwyn Garden City and Stevenage.  We are not aware of any Green Belt issues connected with Tewin.

TN14 5SA.          This is near Otford, just north of Sevenoaks in Kent.  See www.streetmap.co.uk.  We are not aware of any issue here.

Green Belt Act 1938.  This is referred to at various times in the LGBC Minutes and Notes.  We do not have a specific page on this topic.

St Georges hospital, Hornchurch.  No known information on this subject

Essendon.  A village in Herts between Potters Bar, Hatfield and Hertford.  No known planning applications affecting the Green Belt, but we do not keep track of such applications. 

 

Surrey Heath green belt.  Please refer to the LGBC minutes 17 July 2006.

 

Brown field within the green belt.  Please refer to PPG2 – Planning Guidance Note 2 (Green Belts) for information.  It is copied onto this website.

Bentley Heath.  We understand that this RAF station is for sale.

Cambridge.  The Green Belt around Cambridge is separate from the Metropolitan Green Belt so we do not have direct information about it.  For information, please contact the local authority.

1970 boundaries.  Sorry but we do not have a map of Green Belt boundaries in 1970.

Agricultural occupancy.  From a recent case it appears to be a more complex subject than you might imagine.  Please speak to a planning officer at your local council for information.


Basement. 
Sorry but this is too vague.  If the enquirer was unable to find the required information would they please e-mail us and we will try to help.

 

Green Belt in Bolton.  You should check with your local council at Bolton for your information.  We do not have any.

 

Hardstanding.   Too vague for us to suggest a reason for this query.  There have been appeals where the large amount of hardstandings have been held to reduce the openness of the countryside, so the appeal was lost.

 

Keston.  and

Mill Hill.   The reason for these searches is unknown.

 

Northaw & Newgate & Tolmers   This is a village outside North Mymms parish.  We do not list planning applications in Northaw.  The searcher should check www.welhat.gov.uk in the Planning section for the address.

 

pig farm.  The enquirer subsequently e-mailed us for more details.  He did find a case in our appeals section, but unfortunately a typing error was made in the reference number. We were able to track down the correct information.  It shows that it pays to e-mail us.

Cattery

A cattery is a commercial enterprise which would not normally be permitted as a new development on Green Belt land.   It is possible that one might be allowed as a change of use of an existing development, but each case would have to be decided on its own merits.  We have no knowledge of any local planning application or appeal cases in the last few years

 

Chelmsford
May be within the Essex Green Belt.  Appeals relating to the Chelmsford area might not actually state Chelmsford in the report.

 

Curtilage extension

Each case is individual. You need to speak to a planning officer at your local council.

Not something I can comment about except I would expect this to be an appropriate use of green belt land

 

Garden Centre

A new garden centre is unlikely to be classed as ‘agricultural’ and therefore not normally approved in the Green Belt.  You should speak to your local council’s planning department to take this any further.  Or try searching on www.planningresource.co.uk/dcs

 

Hard standings

These are hard-surfaced areas used for parking cars at a dwelling house or business.  In the Green Belt they might be considered as reducing the openness of the green belt by introducing an inappropriate element into the landscape.  Each one will be considered on its own merits by the planning authority.

The map of the Metropolitan Green Belt will show the approximate area of Kent within the green belt.  For more detail you should check your local authority’s District Plan at your local library.

This site does not have detailed maps of Green Belts.  To see specific parts of Green Belts you should visit your local public library and ask to see the local council’s District or Borough Plan.  This will include a detailed map showing Green Belt boundaries.

You can also see copies at your local council office, but phone first to find out if the Plan is held at a specific office.

 

Meetings

Meeting dates of the LGBC are notified to member organisations.  The London Green Belt Council minutes can be accessed by heading on the front page.

 

Nimbys (Not In My Back Yard)

Residents in Green Belt areas are sometimes accused of being Nimbys because they are very active in trying to stop inappropriate developments on Green Belt land.  In their opinion town and city dwellers would like to move to live in the Green Belt so that they can benefit from the rural way of life.  The problem is that if more housing is built on the Green belt then there will be fewer fields, and a reduction in the openness of the Green Belt.  You cannot have your cake and eat it!  The very thing that urban dwellers want to enjoy will disappear.  If the planners allow one house then how can they refuse the next application, and then the next, until there is no countryside left to enjoy.

 

The government is pressing to have 478,000 more houses built in the East of England by 2021, and even more in the South East of England.   Local residents are appalled by these proposals.  There are not enough brown field sites to accommodate all these dwellings so some, up to 40% will have to be built on green fields, including Green Belt land.
