TERMS AND CONDITIONS OF RENTAL

PROVISIONAL BOOKINGS: A provisional booking may be made via the telephone or email. This will be held for four days but unless a completed booking form and appropriate deposit / full payment is received the reservation will be cancelled.

DEPOSIT: A deposit of £75 / $110 per week is required with the booking form. Confirmation of the booking will usually be sent within seven days of receipt of the deposit. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full rental value.

BALANCE: At the time of confirmation, an account will be issued showing the balance due. This will be payable eight weeks prior to the date of departure. Bookings that are made within eight weeks of departure are payable in full at the time of the booking. My owners reserve the right to cancel the booking if payment is not received by the due date.

SECURITY DEPOSIT: A refundable security deposit of £125 / $200 will also be required with your final balance. This will be refunded after your return home. Any loss / damage sustained during your stay, that is deemed to be over and above normal wear and tear, will be deducted from this deposit and the balance returned to you. If the key is lost during your stay or not returned after your stay a charge of £30 / $50 will be deducted from the security deposit.

CANCELLATION CHARGES: If you have to cancel your confirmed booking, (which I hope you won't), the following charges will apply:
4 to 8 weeks before departure.................50% of rental costs.
Less than 4 weeks before departure...........100% of rental costs.
Cancellations must be done in writing.

ARRIVAL / DEPARTURE: Check in time is 5.00pm on the day of arrival and check out time is 11.00 am on the day of departure. This allows time for me to be cleaned in preparation for the next guest. In the event of another booking not starting immediately after, my owners may be able to extend this time if you have a late return flight.

ACCOMMODATION: In the unlikely event that circumstances, beyond the reasonable control of my owners, necessitate the cancellation of the booking, my owners reserve the right to cancel the booking at any time and shall only be liable to refund the monies already paid by the guests.

Only the persons named on the booking form are permitted to stay in the accommodation.

No pets are allowed, sorry and for people wishing to smoke, could you please do it outside only as it makes me cough. It also keeps me nice and fresh for future guests. Thank you.

INVENTORY ITEMS: No inventory items may be removed from the house. This ensures that future guests enjoy the same comforts as you did. Please could you report any breakages to the Management Company as soon as possible - they can then be promptly replaced ar fixed. Thank you.

Please be considerate of neighbouring guests, particularly when using the pool area either in the evenings or early mornings.

I must not be used in such a way as to cause damage or disturbance to myself or the neighbouring properties or tenants. Should any person be found in breach of this the entire party will be requested to vacate the premises immediately. Alternative accommodation will not be offered nor will any monies paid be refunded.

INSURANCE and LIABILITY: My owners, strongly advise that the client take out suitable Insurance to cover possible cancellation as soon as booking is confirmed. They cannot accept any liability for:
i] Death
ii] personal injury
iii]sickness
iv] accident
v] delay
vi] loss of luggage / personal effects
vii] any other misadventure which may occur whilst renting our accommodation

It is strongly recommended that children are supervised at all times in and around the pool area as well as the facilities on the development. Diving is not allowed at anytime in the pool.

My owners or their agents accept no responsibility for and shall not be liable for failure of equipment in the rental property (including the pool heater), nor for the breakdown or withdrawal of facilities on the development. After notification of equipment failure, the Management Company will rectify the problem in a reasonable and timely manner.

Please bear in mind that I am situated on a development which consists of both residential and vacation homes. Therefor my owners and owners agents cannot be held responsible for any ongoing construction, alterations to existing properties or any noise as a result thereof on or around the housing development.

FORCE MAJEURE: My owners and owners agents cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. war, riots, strikes, fires, floods, natural disasters, closure of airports, weather conditions) or any other events beyond there control.
